Getting An Estimate For Remodeling From AK
In a world of "FREE" it can be hard to know if there are any major differences between estimates; especially when it comes to your remodeling project. When considering professionals to work on your remodel you may have unknowingly (or knowingly) contacted a contractor, a design firm, a handyman and a design/build firm. Even if what you told each and every one of these companies was absolutely identical it is certain that that their estimates of the work to be done will be completely different.
AK Complete Home Renovations is a remodeling design firm. Our estimates are not going to be the same as the contractors, the handymans and not even another design firms! Let us tell you a little about AK's free initial estimates:
The first thing to know is that it is incredibly helpful to the process if you are honest with us upfront about how much you would like to invest in your project. If you've ever hesitated on this subject, we urge you to read "Things You May Be Afraid To Tell Your Remodeler." Among other things, you'll learn that AK asks for your budget upfront so we know how to best estimate the right price for your project. (Will you be looking for level A or level C granite? Cherry or Maple cabinets?) This upfront information helps save you time and effort. Second, it is quite common for prospective clients to attempt to do their due diligence and procure at least 3 free estimates on their project. Our questions to these clients are as follows:
Have you ever compared three estimates before? They will likely be in three different formats. How will you know what is and is not included?
How does the prospect of change orders being presented to you on a regular basis once the job starts make you feel?
Are you looking for a firm price that is unlikely to change OR are you interested in an attractive low price which goes up and up because the contractor simply bid ‘what was on the plans’ or underestimated to win the project?
If the prospective clients are interested in a real, firm, fair price...then they are interested in AK!
AK's budgetary estimate is based on what you, the prospective client, tell us you want and the design and materials discussed during your initial consultation . All the allowances included for the work to be done are based on historical averages of actual costs from our last 20 years of business; then they are adjusted for current material and labor costs. An AK estimate will include every aspect of the project.
For example, if you need a sink we don't just give you a quote for the sink! We include changing out the drain piping, waterlines, clamps, shutoff valves, etc. It's an all-inclusive quote! What separates an AK estimate from nearly every other is that our allowances for materials are intentionally quite healthy (large) so the customer shouldn't expect to see an increase in their budget unless they make a change to the quoted materials.
AK does NOT give you the LOWEST price, we give you the RIGHT price!
While some companies may tell you the lowest possible price in order to make their estimate more attractive, AK is more interested in your long term satisfaction. If you find that what you want does not match with what you want to spend, AK will be happy to revisit the estimate with you and make suggestions for scope or product changes that can help to get you where you need to be!
Depending on the size and scope of your project, following your consultation appointment AK will follow up with you by sending an email that outlines what was discussed at the appointment, the budget for what was discussed and what all is included in the budget number. After you retain AK with a letter of intent to move forward with the design phase of our project, we will work from that initial budget and create a full scope of work with associated detail.
